- Meetings
- Participate in proposal / presentation preparation meetings.
- Participate in preconstruction/design progress meetings for CMr, CMa, and Design-Build delivery projects and take anddistribute meeting minutes.
- Participate in all internal and external preconstruction
meetings. - Documentation
- Prepare and maintain the Constructability Review “DaPAL”
log - Assemble Cost Estimates and Value Engineering Reports
with information provided by Estimating - Prepare and present Project Schedules

- Prepare and maintain documentation of all key project
development issues - Ensure the flow of documentation to and from the Owner
Progress meetings to the Estimator, Project Manager, and
Director of Project Development
PRECONSTRUCTION MANAGER SKILLS DEVELOPMENT EXPECTATIONS
1. Develop and maintain a proficient understanding of the
Microsoft Office Suite, Newforma, Procore project
management software, Bluebeam Revu .PDF, and other
management software as required.
2. Develop and maintain a knowledge of the ‘LEED Rating
System’ and become a LEED Green Associate or LEED
Accredited Professional.
3. Maintain OSHA 10-hour certification.
4. Encouraged to achieve Project Management Professional
(PMP) Certification
PRECONSTRUCTION MANAGER EVALUATION CRITIERIA
1. Performance evaluations will be performed at a maximum
yearly or at a minimum upon the completion of each
project. Evaluations will be based upon the following
metrics:
a. Schedule
i. % of achieved preconstruction milestones
b. Financial
i. Achieve financial revenue goals established by
Keller for KBI, KCM, KCS and KMS
ii. Completing projects within the given preconstruction
budget
c. Quality of Project Development Services
i. Obtain client reference letter/testimonial upon project
completion
ii. Build relationships with Owners by identifying the
Owner’s needs and providing value added solutions
